Residential, commercial, condomininim and multi-family

The inspection will be an objective visual examination of the current condition of your prospective property. This will describe the condition and indicate which items that will be in need of immediate or near future major repair or replacement.

The inspection will meet ASHI (American Society of Home Inspectors) standards of practice and code of ethics. ASHI is recognized nationwide as the oldest and leading authority in the home inspection industry.

The inspection includes:

Lots & Grounds
Walks, stoops, patios, descks, porches, retaining walls, grading, yard drainage and driveway.

Exterior Surface
Siding, trim, soffit/fascia, doors/windows, and exterior lighting/outlets.

Roofing
Materials, flashing, skylights, chimney, plumbing vents and gutters/downspouts.

Electrical
Service, GFCI Protection, conductors, branch circuits, grounding/bonding and panels/sub panels.

Structure
Type, foundation, beams, bearing walls, joist/trusses, piers/posts, floor slabs, stairs/handrails and sub-floor.

Attic
Roof framing, sheathing, ventilation, insulation, vapor barriers and wiring/lighting.

HVAC
Systems operations, fuel type, distribution, drafting, refrigerant lines, blower fan/filters, thermostats/controls and carbon monoxide testing.

Plumbing
Service lines, drainpipes, gas service lines, and water heating operation.

Interior
Ceilings, walls, floors, doors, windows, bathrooms, bedrooms, laundry room area, kitchen and fireplace/wood stove.

Radon

Radon is an invisible, odorless and tasteless cancer-causing gas that is found naturally in almost all soils. Radon is formed from the breakdown of uranium in soil and can become trapped in homes when the gas escapes from the ground and into the home from cracks and holes in the foundation. Every home has at least a small amount of Radon but only becomes dangerous when the level passes 4 picocuries per liter. Any home is susceptible to high levels of Radon gas and the only way to find out is to test. Garland Inspection can perform the tests necessary to inform you of whether or not the Radon levels are safe in your home.

Pest

A visual inspection is conducted of the readily accessible areas of the structure including attics and crawlspaces (permitting entry) for evidence of wood-destroying insects (WDI). Wood destroying insects include termites, carpenter ants, carpenter bees, and reinfesting wood boring beetles.

Mold

Garland Inspection can perform mold sampling to determine if mold is present in your home. It is important to inspect for mold because it may be harmful to your health.

 

You will be provided with a computer generated report with digital photos within 24 hours of the inspection that will give you a much clearer understanding of what it is you are about to purchase and be able to make your decision confidently.
